Design Team Manager

Purpose of Position:

To implement, create and manage on behalf of The Relocatable House Co. a highly profitable industry leading design team that helps put more New Zealanders in homes with equity.

Major Areas Of Responsibility:

The Design Team Manager will report directly to the Operations Manager and will assume responsibility for the following areas:

1). Manage & Grow – Manage and grow the draughting and consent team for TRHCo.

  • Meet and exceed financial targets for the Design team of TRHCo.
  • Manage current and future work levels to ensure that the pipeline has sufficient works meet or exceed the signed off budget
  • Drive additional revenue through outsourcing the team’s capabilities
  • Manage the required expansion of the team by training and employing current and future staff to meet pre agreed financial targets
  • Manage Design Team staff to ensure customer service levels are always achieved
  • Ensure that the design team are meeting weekly billing hours
  • Build and maintain relationships with the Building and Planning Officers at the varying Councils and Geotech Engineers as well as other service industry providers.

 

2). Accuracy – Ensure accuracy of all Design work.

  • Deliver and maintain a high level of accuracy for all measures of site plans, floor plans, elevations and foundation plans.
  • Check and approve / sign off  all draughting work completed for TRHCo. ensuring all plans and consents are completed accurately on time and to budget.

 

3). Financial – Management, quoting, preparation and lodgment of building and resource consents applications on behalf of TRHCo.

  • Meet or exceed the monthly revenue and profit budget for the design team
  • Ensure that client invoices are accurate and timely in submission and hasten any unpaid invoices
  • Communicate all variations to Offers of Service’s
  • Liaise when necessary with the Operations Manager / Finance Manager regarding current accounts, client invoices, and team draughting timesheets and performance sheets.
  • Liaise with Councils, Clients, House Movers and TRHCo. Sales Consultants to ensure the process is undertaken from start to finish in an expedient manner
  • Monitor the Consent Application process to ensure progression to the client’s satisfaction.

 

4). Reporting

  • Enter all relevant data into the company’s relevant software
  • Submit Design Team weekly report and Board report
  • Set and monitor Team KPIs

Project Manager - Auckland

We are currently looking for an experienced Project Manager to join our team. This position is based out of our Mount Wellington office, in Auckland.

You will work closely alongside our Managing Director (Mount Maunganui based), our Auckland based Architectural Design Team Leader, the Auckland based Sales Consultants, and the wider Management Team. You will report directly to the Operations Manager.
You will need to have:

  • Extensive knowledge of and experience in the construction industry.
  • Experience and knowledge of the relocatable housing industry is preferable.
  • Experience of managing contracts is preferable
  • A relevant tertiary qualification.

Projects will include but are not limited to:

  • House Relocations
  • New Build Relocatable Houses and Cabins
  • On-Site Shifts
  • House Re-piling
  • House Lifting
  • Large Asset Disposal projects (including relocation, demolition and deconstruction management).

  • Ensure that all resources receive an appropriate orientation to the project

Implementation & Monitoring Requirements:

  • Execute the project according to the project plan
  • Ensure that all project information is well documented
  • Monitor the progress of the project and make adjustments as necessary
  • Review the quality of the work completed to ensure that it meets project standards
  • Prepare project reports
  • Monitor, record and process all project expenditure
  • Monitor Profit/loss on the project and report all variances to the General Manager

We have been in the preloved housing business for 10 years – selling and buying houses for relocation, as well as offering project management and architectural design services.

We are excited to now be selling new transportable houses as part of our service offering.

To assist in the growth of this area we are seeking a committed, dependable Sales Manager with new transportable housing experience, to support our Sales Consultants and Sales administration team to drive sales with their solid sales experience, positivity, and enthusiasm.

We have an awesome team of people who are experienced and well versed in all aspects of the house relocation process, possessing the ability to guide our clients through any relocation project from a single minor dwelling on private land through to large asset disposal projects.

Laying the foundation:

Based in either our Tauranga or Auckland office, the Sales Manager will report to the General Manager and will form a key member of the Company’s Management team. Intermediate Level Quantity Surveyor

Position:

We are looking for an intermediate level Quantity Surveyor to be our inhouse QS (financial manager)  of all construction/development/build projects, and to support our team and clients by engaging in projects from the onset, through preliminary cost analysis, managing the contract process and project closure.

As the Quantity surveyor you will be responsible for:

  • Defining the scope of projects in collaboration with stakeholders including site visits, audits, feasibility studies.
  • Providing cost and material estimates, drawing up project budgets, and working alongside the team noting any changes and their effect on cost.
  • Ensuring that all financial records are up to date
  • Monitoring, recording, and processing all project expenditure
  • Monitoring Profit/loss on projects and reporting all variances to the Operations Manager
  • New build material tracking – Order & track materials when required
  • Preparing proposals and offers of service when required.
  • Reviewing project schedules with stakeholders
  • Executing the project according to the project plan
  • Ensuring that all project information is correctly documented
  • Documenting variations to keep all teams informed.
  • Feedback of any internal changes / improvements
  • Engaging and liaising with sub-trades when required (house movers, builders, cranes, asbestos management, demolition contractors, suppliers etc.)
  • Promoting TRHCo professional services (Sales, Design, Project Management)
  • Establishing relationships with related suppliers (Planners, Engineers, Surveyors etc.)
  • Establishing relationships with House Movers and other related service providers
  • Supporting the TRHCo Management team with Government and other large asset disposal tenders/projects

The following are non-negotiable requirements to be successful in this role:

  • Bachelor’s degree in Quantity Surveying, Engineering, Management or similar
  • House Relocation/Building/Construction experience
  • Construction estimating or finance experience
  • Strong analytical and critical thinking skills
  • Excellent negotiating and interpersonal skills
  • Ability to organise, plan and strategize
  • Health and Safety Management
  • A valid driver’s licence
  • Great networking abilities
  • Be required to travel throughout the Bay of Plenty, Waikato & Auckland regions on a regular basis.

As part of this role you will be required to work alongside the Operations & Sales Managers to help shape the future direction of the company. You will report directly to the Operations Manager.
